Real Estate Landing Page Best Practices: A 12-Point Checklist
Before you spend another euro on advertising, run your landing page through this checklist. Most developers fail on at least 6 of these 12 points.
Your advertising budget is only as effective as the page buyers land on. A compelling ad that drives traffic to a poorly converting landing page is money wasted. Use this checklist to audit your current pages.
Above the fold (what visitors see without scrolling)
✅ 1. Clear project name and location The buyer should know within 3 seconds what project this is and where it is located. "Luxury apartments" is not enough. "Marina Heights — 2 & 3 bedroom apartments in Lisbon's waterfront district" is.
✅ 2. A hero image or video that shows lifestyle, not just architecture Renders of building facades are the least effective hero images. Show the view from inside the apartment. Show the neighborhood. Show the lifestyle the buyer is buying into.
✅ 3. Price visibility "Contact for price" loses you leads. Even a starting price ("From €320,000") filters out non-buyers and encourages serious buyers to engage.
✅ 4. One primary call to action Multiple competing CTAs confuse visitors. Choose one primary action — "Check availability," "Get the price list," or "Book a viewing" — and make it impossible to miss.
✅ 5. Mobile optimization Open your page on your own phone right now. Is the text readable? Is the CTA button large enough to tap? Does it load in under 3 seconds? If not, you are losing the majority of your traffic.
Trust and credibility
✅ 6. Developer track record First-time visitors do not know who you are. A brief section on completed projects with photos and delivery dates builds credibility fast.
✅ 7. Real testimonials with full names and photos "Great developer, highly recommend" from "J.M." convinces no one. A testimonial from "Maria Santos, purchased unit 4B in 2024, now renting for €1,800/month" is powerful.
✅ 8. Visual progress indicators for off-plan projects Show the construction timeline. Show current progress photos. Buyers of off-plan developments are buying a promise — reassure them that the promise is being kept.
Conversion mechanics
✅ 9. A short contact form (3 fields maximum) Name, email, and one qualifying question. Every additional field reduces form completions by 10–15%.
✅ 10. A lead magnet alternative to "contact us" Not every visitor is ready to speak with a salesperson. Offer something lower-commitment: a floor plan PDF, a price list, a virtual tour. Capture the email and nurture them.
✅ 11. Live chat or instant response A visitor who has a question at 9pm should not have to wait until tomorrow. At minimum, a chatbot that answers the top 5 FAQs keeps them engaged.
✅ 12. Clear next steps after form submission What happens after someone fills out your form? How quickly will they hear back? Via which channel? The absence of this information increases anxiety and reduces trust. A simple "We will be in touch within 2 business hours" sets expectations and improves the experience.
